Shadow Creek Subdivision
 
Shadow Creek is an 18 lot single family subdivision located in Cornelius, North Carolina. The design of this project had many design and regulatory challenges. The existing pond was breeched by the previous owner and required permits from the North Carolina Division of Water Quality and the Corps of Engineers to rehabilitate the dam and fill the pond. The developer wanted to save as many trees as possible and work with the existing topography to minimize the impacts to the wooded site. In order to do this, the roads had to be designed as private streets to utilize more relaxed design standards. The Charlotte-Mecklenburg Utility Department accepted the sanitary sewer as a public system (in a private street), but would not accept the water system since the streets were private. The water system had to be designed and submitted to the North Carolina Department of Environment & Natural Resources for approval as a private system. There were also design challenges due to the watershed buffers associated with the project’s proximity to Lake Norman. The result of the design and engineering efforts of Meade Gunnell engineering & surveying is one of the most beautiful subdivisions in the area with stands of mature trees and natural open spaces.
